As each person's or family's needs
are different, we never adopt a "one-solution-fits-all"
approach.
Here are just some of the things that

Example 1:
Quick Sale for Job Transfer
Mr R had been offered a secure, high-paying job but
needed to move out of the country within the month so
needed a quick, hassle-free sale. We were able to buy
their property fast which allowed them to buy his dream
home abroad.
Example 2:
Guaranteed House Sale
Kathy found her dream home but needed to sell her current
home. We agreed to an unconditional cash offer at 80%
below a registered valuation which also allowed her
to market her house for 120 days so she could get a
higher price later.
Why did Kathy do it? Well... She wants
to have the peace of mind in case she couldn't sell
her house in 120 days, she already had an unconditional
offer from us so she could move on with her life; and,
What happened to Kathy? She secured her
new home and moved into it 6 weeks later without wasting
time and money. Within 120 days, she also sold her first
home at a price higher than our offer and paid us a
small fee (negotiated at the time we agree to buy her
house).
While her first home was nice and should
have been easy to sell, Kathy later explained that she
really saw our service as a simple back-up plan or an
insurance policy that really gave her a sense of freedom
and confidence.
She eventually achieved a very good price
for her first home because she was always in control
and not operating out of desperation and time pressure.
Example 3:
Equity Release Alternative
Mr & Mrs T did not qualify for Equity Release and
were looking for an alternative. We were able to offer
more for their property and allowed them to remain in
their home as a long-term tenant.
Example 4:
Free Property Management and a Sale!
Mr & Mrs S are relocating soon and their house has
been on the market for ages with no offers except one
at $80,000 below their asking price, they have simply
got fed up with strangers tramping through their house
every weekend while trying to pack.
For most people, the next step is to put
the property up for rent but this comes with its own
set of hassles.
If Mr & Mrs S decide to rent their
property, they either have to employ a property manager
(and pay them 7% to 9% of the rent) or manage the property
themselves which brings its own set of headaches. They
have to pay for any repairs and maintenance and if they
don't have a tenant in the property, they don't have
any rent coming in.
Mr & Mrs S leased the property to
us for a set period of 2 years and then we will buy
the property within the term of the lease. We paid a
higher rent of $520 per week (market rent at the time
was $480) and took care of all cost (including rates,
insurance, repairs and maintenance). No property manager
in the New Zealand will be able to boast a guaranteed
100% rental income and absorbs all the property costs
like we do.
While we are leasing the property, we
are marketing it to our database of tenant buyers. Regardless
of whether or not we have a tenant buyer in the property
we guaranteed them the rent.
Example 5:
Forced Mortgagee Sale and Debt Relief
Ray is behind on his mortgage repayment and the Bank
is close to forcing a mortgagee sale. Ray realized that
if he waited for the bank to take action, most mortgagee
sales tend to under sell rather than achieving actual
market value.
Using a similar strategy to Example 4,
we were able to help Ray by renting the house from him
for 2 years at the same amount as his weekly mortgage
repayment and we will buy the house at market value
at the end of the period.
Why did Ray do it? He did it because this
strategy saved his credit history, it gave him debt
relief as he no longer had to worry about a debilitating
weekly repayment and it gives him peace of mind as he
begins rebuilding his life.
